Electrical Installation of a Listed Barn Conversion

Project Overview

A Grade II listed barn conversion with requirements to keep the historic charm but modernise the electrical installation to a high standard.

Planning and design considerations
Working within a Grade II listed structure, planning was critical to protect original features such as exposed beams, brickwork, and structural posts. Conduit routes and containment were carefully concealed within custom joinery and architectural elements. The design featured a layered lighting scheme combining recessed LEDs, pendant fittings, and feature lighting to enhance the space’s texture and volume. Modern elements such as underfloor heating, induction cooking, and data points were integrated without compromising the building’s character.

Installation and Coordination

Installation took place in close coordination with conservation officers, joiners, and the main contractor. Routing of cables was especially challenging due to the preservation of thick masonry and original timber. The team used a combination of low-impact surface wiring methods and recessed channels where permitted. Coordination with glazing and carpentry teams ensured seamless integration of lighting and power within the mezzanine structure, kitchen island, and custom shelving. All work adhered to current IET Wiring Regulations and heritage building standards.

Outcome and Client Feedback

The completed installation delivered a discreet but powerful electrical system, enhancing the usability and comfort of the home while maintaining its historical charm. The client praised the care taken to preserve original features and the thought put into lighting layout and smart controls. The result is a warm, modern living environment that respects the building’s past and meets the needs of contemporary life. The project stands as a model for sensitive, high-quality installations in listed properties.
